We had already developed a strong online marketing program because the National Association of Realtors (NAR) stated that over 80% of buyers looked online for homes even before COVID19.
Ask about our 128 point selling plan which includes Professional pictures, video and 3D tours along with physical and/or virtual staging which are critical We use the best at little or no extra cost to you. These are the keystones of the buyer’s experience and we need to make your home memorable and desirable.
3D technology allows the potential buyers to walk through your home and look up, down and all around from the comfort of their home. When we have given the buyers enough information, some are even buying without setting foot in the property. You can review and electronically sign the listing and buying contracts, disclosures and amendments, using your computer or mobile device during the offer and negotiation process. We can also use a screen share service to thoroughly review any contracts and documents you have questions about. For Notarized signatures escrow can send a mobile notary.
We recommend you hire a home inspector who will give you a detailed report on the condition of the home.
You will have that in your arsenal to give the buyer, also. You may choose to do some repairs, offer a credit, or sell “AS IS”. You will also need to fill out the state-required disclosures so the buyer has all the information needed to buy your home.
You sign the estimated closing statement digitally, then escrow sends everything to the county recorder, who then gives us confirmation of recording.
All vendors, buyers and agents will be required to comply with the current CDC recommendations to ensure safety. I supply sanitizer, masks, wipes and gloves at the home and have all guests sign a statement that they will use them properly and that they do not have and haven’t been in contact with anyone with Covid in the last 14 days.
